In today’s Blog I’d like to talk about inventory. As with any simple economics model, if there is demand, (which there is) and inventory goes down, prices remain stable and/or begin to go up.

We are seeing trends now that indicate a strengthening Sellers market, that is, inventories are going down. I ran some statistics for Single Family Residential properties and we see that across the board, inventory for that genre of our market is down from the last year. Here are those numbers.

– North Ketchum
Number of listed properties down from 1 year ago. 26 in April of 2013 to 16 in April of 2014, a 38.5 % decrease.

– Ketchum
Number of listed properties down from 1 year ago. 114 in April of 2013 to 77 in April of 2014, a 32.5 % decrease.  

– Sun Valley (including Elkhorn)
Number of listed properties down from 1 year ago. 58 in April of 2013 to 53 in April of 2014 an 8.6% decrease.  

– Mid Valley
Number of listed properties down from 1 year ago. 95 in April of 2013 to 67 in April of 2014, a 29.5 % decrease.

– Hailey
Number of listed properties down from 1 year ago. 125 in April of 2013 to 92 in April of 2014, a 26.4 % decrease.

What does this tell us? The market here in the Wood River Valley is gaining strength and the days of the strong Buyers market are, for the most part, over.
